Compensation: $95,000 - $155,000 Annually (Based on experience)

Role Overview
The Project Manager provides overall direction and leadership for an entire project or a defined
portion of a larger, more complex project in partnership with the Project Superintendent. This
role is fully responsible for the operation and administration of the project from start to finish,
including building and maintaining strong relationships with clients, design teams, and
subcontractors.
This is a general contractor-side role. Candidates must come from a GC environment with direct
ownership of project management responsibilities. Owner's rep, developer-side, and construction
consulting backgrounds will not be considered.
Core Responsibilities
Lead and model a strong safety culture across the project team; investigate safety
incidents and retrain staff as needed.
Manage all phases of the project lifecycle from preconstruction through closeout.
Support the preconstruction team with quantity takeoffs, trade coordination, scope of
work development, bid package development, schedule development, bid list creation,
and bid advertisement.
Lead the buyout process: verify pricing and scope, identify successful bidders, perform
gap analysis against initial scope, and manage subcontract issuance.

Lead coordination among subcontractors, owners, field leadership, design teams, and
vendors throughout the project.
Manage the change order process including pricing reviews, schedule impacts, and
owner/architect approvals.
Lead project meetings including owner-architect-contractor meetings, progress
meetings, and monthly project reviews.
Oversee subcontractor and owner pay applications on a monthly basis.
Develop, maintain, and update the project schedule in collaboration with the Project
Superintendent.
Identify schedule risks and implement mitigation strategies related to scope changes,
manpower, weather, and procurement.
Prepare monthly cost reports and margin forecasts; actively manage budgets and drive
financial performance.
Prepare detailed project documentation related to budget, schedule, quality, safety,
and legal matters.
Lead project closeout including punch lists, subcontract closeout, warranties, and final
financial reconciliation.
Interface with legal counsel as required on contractual matters.
Required Background
Currently or recently employed at a General Contractor (GC); owner's rep,
developer-side, and construction consulting backgrounds will not be considered.
$100M+ single project experience required; project values must be listed on your
resume.
Experience delivering large commercial projects such as healthcare, higher education,
data centers, or major commercial developments; multifamily and residential
experience does not qualify.
7+ years of construction management experience, with demonstrated experience
running large commercial projects.
Bachelor's degree in Construction Management, Engineering, or a related field;
equivalent relevant experience will be considered.
Must be authorized to work in the U.S.; visa sponsorship is not available.
Proven ability to manage client relationships and lead project teams from
preconstruction through closeout.
Proficiency with project management software and construction accounting platforms.
Solid understanding of construction means and methods, project controls, and financial
management.
Strong communication, presentation, and organizational skills.
