Role Overview
The DWB BIM Detailer is a specialized role within the VDC team, focused exclusively on drain, waste, and vent (DWV) plumbing systems. This is not a generalist BIM position, the role requires deep knowledge of below-grade and above-grade sanitary systems, DWV routing logic, and plumbing codes as applied in commercial mechanical construction.
The DWB Detailer produces construction-ready 3D models and spool drawings that field plumbing crews build directly from. The role works closely with project managers, field supervisors, and fabrication teams to ensure DWV systems are fully coordinated, code-compliant, and install-ready prior to concrete pours and rough-in.
Core Responsibilities
- Develop fabrication-level 3D BIM models of drain, waste, and vent systems using Revit MEP and/or AutoCAD Fabrication (CADmep), including sanitary stacks, vent stacks, floor drains, grease waste lines, storm drainage, acid waste, and below-slab rough-in
- Produce accurate spool drawings, shop drawings, and installation details directly from the model for use by field plumbing crews
- Coordinate DWV systems with structural, architectural, and other MEP trades to eliminate conflicts before fabrication or installation
- Run and resolve clash detection using Navisworks, with a focus on DWV constructability and below-slab sequencing
- Coordinate below-slab DWV layout and deliver installation drawings prior to concrete pours, timing is critical
- Incorporate submittal data (pipe specs, fittings, floor drains, fixtures) into BIM models with 100% accuracy and generate material lists and cut sheets from the model
- Work directly with the plumbing foreman to ensure models reflect actual field installation sequencing and preferences
- Incorporate markups, RFIs, and field changes into the model to maintain accuracy through project closeout
- Ensure all DWV models comply with IPC (International Plumbing Code) requirements including slope, trap placement, and vent sizing
- Support continuous improvement of internal BIM standards, templates, and detailing workflows for DWV systems
Required Background
- 3+ years of experience working for a mechanical or plumbing contractor in a BIM, VDC, or detailing capacity
- Specific hands-on experience modeling DWV systems (drain, waste, vent), general plumbing or HVAC-only BIM experience does not qualify
- Proficiency with Autodesk Revit MEP and/or AutoCAD Fabrication (CADmep)
- Experience with Navisworks for clash detection and trade coordination
- Demonstrated experience producing spool drawings and fabrication-level shop drawings for field installation
- Solid understanding of IPC plumbing code requirements as applied to DWV system design and routing
- Experience with below-slab coordination and pre-pour drawing production
- Ability to read and interpret plumbing, structural, and MEP construction documents
- Knowledge of BIM standards, clash detection workflows, and LOD 300–400 deliverables
- Field plumbing background or journeyman-level knowledge of plumbing systems, field-aware detailers consistently produce better, more buildable models (preferred)
- Experience with SysQue, Fabrication CADmep, or similar fabrication-focused modeling tools (preferred)
- Familiarity with Bluebeam Revu for drawing markup and management
- Project experience on hospitals, data centers, or high-rise commercial buildings (preferred)
- Associate degree or certificate in CAD/Drafting, or equivalent vocational training (preferred)
